Terms of Service

Effective August 31, 2026

These Terms govern your access to and use of roacre.com and the ROA CRE platform (the "Service"), operated by Christian Roa, based in Houston, TX ("ROA CRE," "we," "us"). By creating an account or using the Service, you agree to these Terms.

1. The Service

ROA CRE provides commercial real estate portfolio management software — rent roll tracking, NOI and cap rate reporting, occupancy and expense tracking — along with optional advisory and consulting services. Plans and pricing are described on our Pricing page and are subject to change.

2. Accounts

You must provide accurate information when registering, and you're responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us immediately at christian@roacre.com if you suspect unauthorized use.

3. Your data

You retain ownership of the property, tenant, lease, and financial data you upload or connect to ROA CRE ("Your Data"). You grant us a limited license to host, process, and display Your Data solely to provide the Service to you. You're responsible for having the rights necessary to upload Your Data — for example, tenant information you're authorized to store and manage.

4. Acceptable use

You agree not to:

Use the Service for any unlawful purpose;
Attempt to access accounts or data that aren't yours;
Interfere with, disrupt, or attempt to circumvent the security of the Service; or
Reverse-engineer or resell the Service without our written permission.

5. Fees and payment

Free and paid plans are described on our Pricing page. Paid plans are billed as described at signup. Fees are non-refundable except as required by law or as we otherwise state in writing. We may change pricing for future billing periods with reasonable notice.

6. White-Glove and custom engagements

Certain services — White-Glove onboarding, custom reporting, consulting — are quoted and scoped individually and may be governed by a separate written agreement. Where one exists, it controls over these Terms for that engagement to the extent of any conflict.

7. Termination

You may stop using the Service and request account deletion at any time. We may suspend or terminate accounts that violate these Terms or for non-payment, with notice where practical.

8. Disclaimers

The Service is provided "as is." ROA CRE's dashboard, projections, and cap rate / NOI calculators are informational tools, not financial, investment, tax, or legal advice — decisions about buying, selling, or holding property remain yours. We don't guarantee the accuracy of self-reported or third-party data.

9. Limitation of liability

To the extent permitted by law, ROA CRE won't be liable for indirect, incidental, or consequential damages arising from your use of the Service. Our total liability for any claim relating to the Service is limited to the amount you paid us in the 12 months before the claim arose.

10. Governing law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles.

11. Changes to these Terms

We may update these Terms from time to time. Continued use of the Service after a change means you accept the updated Terms.
